New-build coffee shop attached to American Golf & driving range
Commissioned by the Golf Centre owner to design and construct a new 40-seater Costa Coffee outlet attached to the existing American Golf retail store and driving range, this project required careful integration of three distinct operational buildings on a single, complex site.

The build presented significant structural challenges from the outset. Poor ground conditions rendered conventional strip foundations unsuitable, requiring the entire development to be rafted – a more substantial and technically demanding foundation solution. Above ground, a new steel frame was erected and finished with Kingspan insulated cladding panels, delivering a modern, well-insulated envelope to the required specification.
Among the most technically demanding aspects of the project were the junction details where all three components meet. Tying the new Costa unit into the existing American Golf store and the driving range – ensuring weathertight, structurally sound connections at each interface while maintaining the operational integrity of the existing buildings throughout construction – required close coordination and precise execution at every stage.
